One part of Fairfax got more crowded with listings, but homes still sold fast

I am going to give you the inside picture on Fairfax as of October 6, 2026. The numbers cover the three months ending July 31, 2026. One ZIP code stands out. ZIP 22033 added a lot more competition, and buyers still moved fast. That combination tells you something important before you pick a price.

ZIP 22033: More listings, faster sales

The Real Estate Data Aggregator counted 83 homes for sale in ZIP 22033 during this period. That is up 43.1% from the same three months in 2025. More sellers showed up. But buyers did not slow down.

Homes in ZIP 22033 went under contract in 23 days, according to the Real Estate Data Aggregator. That is 5 days faster than the same period in 2025. Months of supply rose 0.7 months, so there is a little more breathing room for buyers. But 2 months of supply is still a seller's market by most measures.

Realtor.com reported that 20.8% of listings nationally had price cuts in September 2026, the highest share since October 2022. ZIP 22033 is moving faster than that national picture suggests. Still, more local inventory means your price and your preparation matter more than they did a year ago.

The Real Estate Data Aggregator shows that 62% of ZIP 22033 homes went under contract within two weeks of listing. That is up 1.2 points from a year before. Nearly 46% sold above list price. Sellers who priced right did not wait long.

How ZIP 22033 compares with the rest of Fairfax

The four ZIP codes that make up this part of Fairfax, 22030, 22031, 22032 and 22033, each read differently. Do not assume one ZIP tells you what your address will do.

ZIP 22032 had the highest median sale price at $900,000, up 3.3% from a year before, according to the Real Estate Data Aggregator. It also had the fewest days on market at 21 and the tightest inventory at 57 homes for sale. ZIP 22031 saw its median sale price fall 10.4% to $735,000, and homes for sale rose 11.1%. ZIP 22030 had the most homes sold, 178, and its median sale price slipped 6% to $764,000.

What this means if you are selling

ZIP 22033 added the most inventory of any ZIP here, up 43.1%. That is real competition. Buyers have more options to compare before they commit. If your home is not priced to match what actually sold, it will sit while the faster-priced homes go first.

Across all four ZIPs, the Real Estate Data Aggregator counted 619 new listings in this period, up 7.1% from a year before. Sales overall rose 2.9% to 527 homes. Demand is holding, but supply is catching up. That is not a reason to panic. It is a reason to be precise.

  • Price to the recent sold data for your specific ZIP, not the Fairfax average.
  • Prepare the home before it lists. Buyers in a more crowded field compare condition closely.
  • Watch the sale-to-list ratio for your ZIP. All four ZIPs are above 100%, so well-priced homes still get offers above list.
  • Know your HOA fees and any special tax district fees. They change the monthly payment and buyers will ask.
  • Verify your school pyramid for your exact address. Boundaries do not follow ZIP codes.

What this means if you are buying

You have a little more room in ZIP 22033 and ZIP 22031 than a year ago. Months of supply in both is 2 months. That is not a lot, but it is more than ZIP 22030 or ZIP 22032 at 1.6 months each.

CNBC reported the average 30-year fixed rate at 7.30% as of September 30, 2026. Mortgage News Daily put it at 7.58% that same week. Factor that into your payment before you set your ceiling. Realtor.com reported rates climbed above 7% for the first time since January 2025.

Nearly 50% of homes in ZIP 22031 and ZIP 22032 still sold above list price, per the Real Estate Data Aggregator. Come prepared with a clear offer. If you are using a VA loan, that is a normal offer here. Know the VA appraisal requirements going in so nothing surprises the seller.

The national backdrop

The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026, and 0.3% month over month in July on a seasonally adjusted basis. Fairfax ZIP codes are not all moving in the same direction as that national number. ZIP 22031 was down 10.4%. ZIP 22032 was up 3.3%. One ZIP code is not the whole market.
